
The Senior Project Manager will plan, organize, and implement new office or expansions (TI’s) within globally. This person is responsible for Ripple’s Real Estate growth and will include: CAPEX forecasting, location leadership discussions and planning for fit-out requirements, project management, and coordination of project presentations to location leaders. The Senior Project Manager will be expected to manage the construction activities within the areas of programming, design, construction planning, and milestone management, which are associated with multi-million-dollar construction projects. Manage and coordinate the work of highly skilled staff and consultants with particular emphasis on meeting schedules, budgets, business plans, and CAPEX planning. The Senior PM will collaborate with the Workplace Operations, location leaders, and executive team to ensure our new offices support the programmed requirements.Â
This role will report to the Sr. Director of Workplace Operations & Physical Security.
WHAT YOU'LL DO:
- Prepare project scopes and budgets for management approval, funding and execution
- Manage Ripple’s tenant improvement projects in Ripple's growing global footprint
- Development and review of budgets and schedules for varying size projects
- Manage direct outsource development and/or construction management consultant services and activities as the project requires
- Facilitate and manage project meetings, inclusive of producing leadership project updates and presentations
- Work with Ripple legal and procurement to prepare and provide oversight for the consultant, design, and construction contracts Ensure the obligation and completion of contracted scope of work
- Coordinate contractors, Movers, Furniture Installers, Property Managers and other trades and vendors to support the successful completion of the project
- Work closely with Space Planning during site diligence to appropriately plan to forecasted capacity Â
- Provide ongoing relationship management with assigned vendors to assure communication and feedback are fluid
- Manage construction and furniture vendors to ensure that all as-built and closeout drawings are accurate
- Understand Ripple’s procurement processes, inclusive of the purchase order process, cost center break down and billing schedules
- Provide team leaders with timely project status reports, including budget or critical milestones
- Develop project plans for executive routing/approval e.g. plan of record
- Understanding and experience building out tech engineering labs with unique requirements around TV features
- Develop design presentations for formal project review and approval by location leaders
WHAT WE'RE LOOKING FOR:
- 10 years of design and construction management skills in tech facilities with quick turnaround and rapid growth
- TI construction experience, with deep knowledge of MEP and electrical systems, lighting, acoustics, and engineering space.
- Ability to read architectural drawings and MEP drawings
- Ability to successfully manage multiple projects, while emphasizing accurate completion
- Develop critical milestone schedules that can be shared with leadership
- Proven experience developing and managing project budgets, very organized and detailed
- Must be proficient in Microsoft office programs such as excel, PowerPoint, and Project
- Must have ability to communicate effectively with all levels of management and technical staff in written and verbal form
- Must be able to maintain a good rapport with colleagues
- Ability to serve as the company’s Senior Project Manager to ensure business, financial, and time restraints are met
- Must be self-directing and able to adapt quickly to changing conditions
- Willingness to travel to different project locations globally
